Here is a list of current projects either under construction or planned for Downtown Tulsa:
One Place Mixed-Use: One Place will be a huge mixed-use development directly across the street from the BOK Center. Construction has begun with the first phase, an 18 story tower to be anchored by Cimarex energy. The second phase is slated to begin later this year, and will include a 5 story building with the top three floors being occupied by Northwestern Mutual insurance, and the bottom two by retail and/or restaurants. Once completed the project will also include residential and hotel space.
Metro at Brady Lofts:Located on the SW corner of Main and Archer these 75 lofts are currently under construction and will include a parking garage and pool to be shared with the neighboring Tribune Lofts. Expect this project to be complete in late 2011 or early 2012.
Fairfield Inn and Suites:This is a new hotel to be built by SJS Hospitality on the NW corner of Main and Archer. It will contain approximately 120 rooms and will have retail space on the ground floor. This project should start about the time the Metro at Brady Lofts are wrapping up, because the site is being used as a lay yard for that project.
Brady District FlatsThe Brady Flats will be an approximately 40 unit project with underground parking. The rents are supposed to be pretty low, so I see these filling up with young people on a tight budget.
Aloft HotelThe Aloft Hotel, a project being done by Brickhugger LLC, will be located in the Old City Hall. The hotel itself will contain 190 rooms, a pool, and the WXYZ bar. The project also includes extending 5th Street and constructing a new building to contain retail and restaurant space. This project is under construction and should be done in late 2012.
YMCA BuildingThis is also a Brickhugger project, and probably won't be starting for at least another year. The YMCA Building will be converted into
82 apartments, with retail space on the ground floor.
Vandever BuildingThis is yet another Brickhugger project. 42 apartments will replace this former department store. Although probably about a year from starting, it will be really nice to see more housing added along Boston Ave. Boston Avenue is really beginning to be restored to it's former glory!
Bill White Loft-Conversion
This project will be located in the East End. What a breath of fresh air, to have a development proposal for the East End that does not sound entirely like a pipe dream. The developer will be converting this former car dealership into 50 lofts. I'm anxious to see how this effects activity in the East End.
Matthews Warehouse ConversionThis is a really cool project that involves renovating the Matthews Warehouse to provide space for Philbrook, and classroom space for TU. The look of the building will be updated, i.e., removing the beige plaster over the brick and adding a lot of glass. This project will effectively remove an eyesore, without tearing anything down. That's always a plus!
AHCT BuildingThis project officially "broke ground" on May 24, 2011. Since then not much has happenned to my knowledge, but I have no doubts about this development. I'm sure it will happen VERY soon, maybe just not as soon as the organizers had hoped.It will complimentthe renovated Matthews Warehouse, and will help to bring more of the arts, along with a nice streetwall, to Brady.
Brady ParkThis park is currently under construction just north of the Matthews Warehouse. Once completed, it will greatly enhance the streetscape of the Brady, and hopefully provide an attraction to further develop around.
Griffin Communications StudioThe new KOTV / Griffin Studios project is currently under construction. Upon completion, the new building will house KOTV's studios, as well as a weather museum. A completion date has not been specified.
Enterprise Building Loft ConversionThis development aims to turn the currently vacant Enterprise building in Downtown Tulsa into 77 rental units, 13,500 sq ft of light retail, and 7,500 sq ft of light office space. The project is currently in the financial phase and is poised to move forward as soon as financing is fully acquired.
GreenArchThis $8 million project is being planned for the SW corner of Greenwood and Archer. It will feature 69 residential units, 9,000 sq ft of commercial space, and parking.
Boulder BridgeThe Boulder Bridge is finally being rebuilt. Construction should begin very soon on the art covered bridge. I'm so glad that this bridge is being made to reflect the neighborhood around it, instead of being more of what's all over the city, and I'm excited to see the finished product.
First Presbyterian Church ExpansionThis wonderful project is finally drawing to a close, with about 4-6 months of construction left. The two buildings have really turned out to be beautiful, with their limestone facades. I applaud this church for using quality materials. They really give the entire expansion an air of permanence.
Also, there are two new grocery stores going into Downtown Tulsa. One will be Archer Market (Blake Ewing) located on the first floor of the Detroit lofts, and the other will be Cam's Grocery (David Cameron) located in the Blue Dome district. Both should be open by the end of the year.
Some exciting news: Blake Ewing recently stated that he will be bringing Downtown Tulsa a movie theater. I can't wait to hear more about that!
More exciting news: Decopolis, Tulsa's own Art Deco museum effort being spearheaded by William Franklin should be getting a starter space soon, in addition to their window displays in the Philtower Building. Congrats and good luck to William and his colleagues as they bring this entirely new concept to Tulsa!
